How MPH Capital Management collects, uses, shares and protects your personal information.

Who we are
This website is operated by MPH Capital Management, Inc. (“MPH,” “we,” “us”), 10829 Jollyville Road, Austin, Texas 78759. We sell rural land in Central Texas and finance those purchases ourselves.
This policy explains what personal information we collect through this website and our online loan application, how we use it, who we share it with, and the choices you have.
Information we collect
When you contact us
If you use the contact form, we collect your name, email address, phone number and your message. If you call or text us, we receive your phone number and whatever you choose to tell us.
When you apply for financing
Our loan application asks for the following about you and, if there is one, your co-borrower:
Identity: full name, date of birth and Social Security number.
Contact details: email address and phone number.
Where you live: current address and county, whether you own or rent and for how long, a mailing address, and up to two previous addresses if you have moved within the last two years.
Household: marital status, the number and ages of dependents, years of schooling, and military or retired-military status.
Work and income: current and recent employers, job titles, years in the job and the line of work, self-employment status, business phone numbers and monthly income.
We use this information to decide whether to extend credit. We also obtain consumer credit reports from Experian, Equifax and TransUnion.
Information collected automatically
Like most websites, our hosting provider records basic technical information when you visit, such as your IP address, browser and device type, the pages you view, and the site that referred you. We use this for security and to understand, in aggregate, how the site is used.
This website does not set cookies and does not store information in your browser. We do not use advertising trackers or retargeting.
How we use your information
To answer your questions and follow up about land and financing you have asked about.
To review your loan application, verify your identity and decide whether to extend credit.
To prepare your contract and closing documents, originate your loan, and service it if you become a customer.
To meet our legal, regulatory and record-keeping obligations.
To keep the website secure and working properly.
You can ask us to stop contacting you at any time.
Who we share it with
We do not sell your personal information. We share it only as follows:
Title companies: receive purchaser information needed to close your land purchase.
Loan Originator Services, LLC: our loan origination company. It receives the information needed to prepare and originate your loan.
Your real estate agent: if you use an agent, we share information about your transaction with them.
Experian, Equifax and TransUnion: to obtain your credit report when you apply.
FastField: hosts our online loan application. Your application is sent over an encrypted connection and delivered to MPH.
Framer: hosts this website, delivers contact-form messages to us, and provides aggregate, cookie-free visitor statistics.
Google: supplies the maps on our property and contact pages and the fonts used on the site. Google receives your IP address when these load, and may set its own cookies if you interact with a map. See Google’s Privacy Policy.
Legal and safety: when required by law, subpoena or court order, or to protect our rights, property or safety, or those of others.
Business transfers: if MPH is sold or merged, or its loans are transferred, your information may pass to the new owner or servicer, subject to this policy.
How we protect it
We use reasonable administrative, technical and physical safeguards. The website and the loan application are served only over encrypted (HTTPS) connections, and paper records are stored securely and destroyed securely when no longer needed. No method of transmission or storage is completely secure, however.
Please do not send your Social Security number or other sensitive details by email, text message or the contact form. Use the secure loan application, or give them to us by phone.
How long we keep it
Contact-form messages: only as long as we need to respond to and follow up on your inquiry.
Applications that are not approved: kept electronically in our email and online application system for at least as long as the law requires. Any paper copies are securely destroyed.
Approved applications and purchase files: kept for at least 10 years, then securely destroyed.
Your choices
Access and correction: you may ask for a copy of the personal information we hold about you, or ask us to correct it.
Deletion: you may ask us to delete it. Some records must be kept by law, for example after a credit decision or while a loan is outstanding. If we can’t delete something, we’ll tell you why.
Communications: you may ask us to stop contacting you at any time.
To make a request, contact us using the details below. We may need to verify your identity first, and we will respond within a reasonable time and as required by applicable law.
Children
This website is not directed to children under 18, and we do not knowingly collect information from them.

Changes to this policy
We may update this policy from time to time. We will post the new version on this page with a new effective date.
